Roof Repair vs. Roof Replacement: How to Decide
About 5 min read
Almost every homeowner asks this the same way: can I just fix it? Sometimes yes. The three things that decide it are the age of the roof, how localized the problem is, and the repair history.
Repair usually makes sense when
- The roof still has meaningful service life left, often under 15 years for asphalt shingles.
- The problem is in one identifiable spot, like a split pipe boot, a section of ridge cap or a length of flashing.
- The rest of the shingle field still looks intact, with granules in place and no widespread curling.
- There is no history of leaks reappearing in new locations.
Replacement usually makes more sense when
- The roof is near the end of its expected life and repairs would be patching a worn-out surface.
- Damage shows across large areas rather than one spot.
- The same roof has been repaired several times and leaks keep returning in different places.
- The decking underneath is soft, which repairs cannot fix without opening the roof anyway.
- Shingles are brittle enough that a repair crew cannot lift them without cracking neighboring shingles.
The middle ground
Sometimes a repair is the right move even on an older roof, because it buys a season or two while you plan and budget the replacement. That is a legitimate answer as long as everyone is honest that it is a temporary fix.
How to get a straight answer
Ask the roofing professional to show you photos from the roof and from the attic, and to explain what they saw rather than just handing you a number. A contractor who can point to the specific failure and explain why repair will or will not hold is giving you something you can evaluate.
