How Long Does an Asphalt Roof Last in Northern Illinois?

About 5 min read

Shingle packaging advertises 25, 30 or 50 years. That is a warranty against manufacturing defects under specific conditions, not a promise about your roof. In northern Illinois, a typical architectural asphalt roof commonly delivers somewhere around 18 to 25 years of real service. Older three-tab roofs often ran shorter.

What our climate does to a roof

  • Freeze-thaw cycling. Repeated freezing and thawing works at sealant strips, flashing joints and any small opening.
  • Ice damming. Warm attics melt snow that refreezes at the cold eave, pushing water backward under the shingles.
  • Summer heat and UV. Long hot stretches dry out the asphalt mat and rubber pipe boots.
  • Wind events. Straight-line winds crease and lift shingles, breaking their seal even when nothing blows off.
  • Hail. Even moderate hail can shorten a roof's remaining life without causing an immediate leak.

What adds years

  • Good attic ventilation, which keeps the deck cooler in summer and reduces ice damming in winter.
  • Adequate attic insulation.
  • Proper ice-and-water shield at eaves and valleys.
  • Correct flashing at chimneys, walls and skylights.
  • Gutters that actually drain, so water is not sitting at the eave.

What subtracts years

  • Layering new shingles over old ones, which traps heat and hides deck problems.
  • Poor ventilation, which is the quiet killer of otherwise good roofs.
  • Deferred small repairs, especially failed pipe boots and loose flashing.
  • Overhanging tree limbs that abrade the surface and drop debris.

When to start planning

If your roof is past about 15 years, it is worth a professional look every few years and after any significant storm. Planning at year 18 is a lot cheaper than reacting at year 22 with water in the ceiling.
